Tenants Fees

Important information about our fees. When you rent a property via Boyce Thornton the following fees should be taken into account:

Fees:

  • Administration Fee: £150 inc VAT per property
  • Individual Reference Fee: £50 inc VAT per applicant
  • Guarantor Reference Fee: £50 inc VAT per guarantor
  • Company Reference Fee: £100 inc VAT
  • Inventory Fees: Inventory Check In/Out fees as per the Tenancy Agreement. These fees are variable depending on the size of the property and the duration of the Tenancy and can therefore not be calculated in advance.

Security Deposit:

  • The deposit is calculated at 1.5 x the monthly rental and held by Boyce Thornton as Stakeholder in its Client Account. The deposit will be registered with the Tenancy Deposit Scheme (TDS).
  • Should the Landlord agree to having a pet at the property from the outset of the tenancy the deposit will be calculated as 2 x the monthly rent.
  • Should the Landlord agree to a pet during the tenancy a pet deposit of an additional 0.5 x the monthly rent will be requested and added to the deposit.
