  5. The introduction of suitable tenants for the property.
  6. Taking up appropriate references through a qualified reference checking company.
  7. The preparation of an appropriate lease agreement.
  8. Collection of rent throughout the term of the lease and the security deposit.
  9. Instruction of independent inventory clerk to prepare and check an Inventory at the commencement of the tenancy.
  10. Notification to service companies (i.e. gas, electricity, water) and rating authorities (if required) of a user change at the commencement of the tenancy to ensure all utilities are registered in tenant's name for the duration of the lease.
  11. On collection of rent, to pay all outgoings and forward balance, together with detailed account to the landlord.
  12. To make periodic visits to the property throughout the course of the lease.
